What are EPC’s

Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC. Find out what EPCs look like and what they contain.

How to get an EPC
Holland Broadbridge will be happy to provide you with an Energy Performance Certificate. An EPC not only shows the current energy efficiency level of your property in the form of a coloured bar chart similar to that seen on electrical appliances in the shops, it also indicates how you can improve the rating.
Our own fully qualified and accredited Energy Assessor operates to the same high standards of our agency. Unlike many companies, we do not contract this work out to self-employed Assessors. A visit to your property is necessary, but apart from taking dimensions and checking certain key energy-sensitive points, there is no disruption – the Assessor will take between 30 minutes and an hour at your property.
EPC for Landlords
If you are a Landlord, you must have an EPC available on your property before you look for a new tenant. We will provide an EPC at a reasonable cost.
To order your EPC, or for answers to any specific questions, e-mail Holland Broadbridge. Or call us on 01743 357000

HIP’s
Home Information Packs have been suspended
Please note that the Home Information Pack duties are suspended with immediate effect from 21 May 2010. This means that homes marketed for sale on or after this date will no longer need a Home Information Pack. However, Energy Performance Certificates are still required.
What are HIPS’s
The HIP is made up of required (compulsory) and authorised (optional) items.
There shouldn't be any marketing or advertising material in the pack, so make sure it contains official information only.
- Home Information Pack Index
- Property Information Questionnaire (PIQ)
- Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
- Sustainability information (required for newly built homes)
- Sale statement
- Evidence of title
