Home Information Packs

It is a legal requirement that a Home Information Pack (HIP) must have been ordered before any property is offered for sale. This applies whether the property is being sold via an estate agent or privately by the owner – including advertising on a website, in the local newspaper or even in the newsagents window. Failure to comply can result in a fine of up to £200 per day.

Holland Broadbridge will take care of all the arrangements for supplying a HIP for any properties we are asked to sell; we have arrangements in place to obtain all the information required to be in the Pack. We are able to provide a HIP within a week or so. We will commence marketing your property as soon as the HIP has been completed. 

If you are thinking of selling your house privately, we will still be pleased to obtain your HIP for you. We also have our own in-house team of Energy Assessors who will be happy to provide you with an Energy Performance Certificate for your property. From 6th April 2009 important changes are being introduced, both to the content of the Home Information Packs and to make them available at the first point a property is marketed.
 
The changes are:
 
- introduction of the new Property Information Questionnaire
- removal of the temporary fisrt day marketing concession and;
- all searches, whether produced by a local authority or personal search company must be complete with no gaps in the data covered by insurance
