Whether renting your first property or whether you've been renting for years there are a few key things to bear in mind.


Have a moving date established and a holding deposit available:
To avoid missing out on that ‘special' property these are both essential. A pre-determined move-in date is necessary to avoid a wasted viewing and almost every agent asks for a ‘holding deposit' (subject to references)  to remove the property from the market and stop viewing. This is essential so that the property is secure and this amount will be taken off your account when you come to move in.   Please note a small credit check fee of £20.00 will be required upon applying for a property


Make the correct calculations – rent in advance, deposit, administration fee(s):

Beware that every agent will require these, however please do check first because these can vary across the board. Holland Broadbridge limit this as much as possible. We require in clear funds by the agreed move-in day one months rent in advance, one months rent plus £100.00 dilapidation deposit and an administration charge (variable).


Have personal details ready for reference application forms:
It is standard industry policy to take-up these. Usually what is required is contact details, employment details, current residential information as well as bank account details and a proof of identity.
